3% Total Commisson - owing - when a buyers agent brings an offer.
2% Total Commission - owing- if I bring you an offer and no buyers agent is involved.
1% Total Commission - owning - when you find the buyer and get me to  prepare offer.

Flat Membership Listing Fees:
Any Flat Listing Fees are Membership Fees only and are payable in advance, are non refundable and do not form part of any listing agreement or commission. These Flat membership listing fees give consumers access to low real estate commissions and buyer rebates for one full year. There is no limit to the number of properties members can sell in one year at our low membership commission rates. Example if you are a developer, builder or contractor there is no limt to number of properties you can sell in one year at our low membership commission rates.

Flat Fee vs. Percent Commission - but not both:
According to the Real Estate & Business Brokers Act, Sec 36 (1) of the Act; all commission or other remuneration payable to a brokerage in respect of a trade in real estate shall be either an agreed amount or percentage of the sale price or rental price as the case may be, but not both.

To be transparent and to comply with the Real Estate and Business Brokers Act, 2002.  Sec 36 (1), any flat fees referred to in this site are paid up front in advance and are non refundable Membership Fees and do not form part of any commission or are not part of any selling transaction. Again - all flat listing fees are separate from and are not included in any listing agreement. These Flat listing fees give sellers Membership in the low commission Club for one full year -plus- may qualify them to receive buyer rebates.
